About Living Home

The Living Home is founded on the principle of dignity. Dignity through home ownership for a large section of the population who have previously been excluded from this experience. Through the Living Home we aim to make a sizeable contribution to the tremendous housing shortage in Southern Africa, and drastically improve the Living environment and condition for many by making affordable home ownership possible.

Construction Sequence

Here you can see the construction process for our properties and what we do at each step of the process.

  1. Cast the Floating Raft foundation with all services in place.
  2. Bolt the Base Rails to the foundation with expansion bolts and erect the first walls.
  3. Continue with the erection and connection of the walls.
  4. Complete the walls and connect the services with the wall.
  5. Install the gable panels and cut out the walls.
  6. Start erecting the roof trusses (where used).
  7. Complete the roof structure / counter battens.
  8. Complete the roof / Install the roof sheeting.
  9. Install Windows, finish off and paint.

What We Do

The Manufacturing and Construction of the Living Home

First 2 weeks after your guarantee has been delivered

Site Inspection and finalisation of detail

After the Guarantees have been provided, the foundation contractor visits the site for an inspection in order to familiarise himself with all of the condition on site, and the location and position of the services where applicable.

Manufacturing of Panels, connections and all other

The exact manufacturing drawings for all the SIP panels, connections and flashings are forwarded to the manufacturer for immediate production and packaging for transportation to site.

Casting of Foundation

The floating raft foundation with all of the services in place is casted and finished, ready for the erection of the superstructure.

Next 2-4 Weeks

Arrival of Panels and all other building materials on site

All the panels, connections and flashings will be delivered to site by the manufacturer on the same day on which the building contractor arrives with a purpose build trailer, packed specifically with all the other building materials and tools required in order to complete the specific unit purchased.

Erection and Completion of Building on Site

With every building component and purpose tool available on site, the superstructure is then erected in as little as 2 – 4 working days.  The building is then fully finished and fitted out, inclusive of the kitchens, bathrooms and electricity in as little as 8 to 15 days.  (Timeline indicated is dependant on unit size to be chosen.)

Completion Certificate and Handover of completed Unit

The completed unit is inspected, and when build and finished to the specification and to the satisfaction of the developer, the Completion Certificate is issued, and forwarded to the solicitor.  Once the guarantee has been released by the solicitor / payment has been received by the developer, the completed unit is handed over to the owner.

Due to the modularisation and fabrication a house can be provided in as little as 4 weeks after the guarantee has been delivered, allowing for 2 weeks for manufacturing and 2 week for on site construction and completion. This is obviously dependant on the size on the Unit chosen. Please note that there might however be a possible initial lead-in time due to initial factory capacity.

If the total all inclusive build and development cost of a property is considered - rather than merely comparing the cost of the Living HOME with the build cost of a conventional build (which is not apples vs apples), the Living HOME is considerably cheaper for the same or similar design and finish of the unit.

Each Unit of the Living HOME comes with a fixed price tag (only subject to transport pre quantified price adjustments where the units are build a long way from the nearest factory). There are no unexpected cost escalations, hidden costs or cost overruns. Your finances or guarantee will only be released upon completion of the Unit.

The lean modular construction process ensures minimal wastage of building materials and maximum recycling of construction waste, improving efficiency. Having the bulk of construction completed off-site also makes a smaller footprint on site, with less noise, dust and vehicle traffic.

Scale does not influence the price

Due to the modular nature the Living Home is able to provide a single once-off unit at the same cost or profitability as a large order. We can therefore provide you with a single unit in your back yard at the same cost as the cost of a unit in a larger development. This is just not possible with conventional construction.

Each unit of the Living Home has been carefully designed taken space utilisation into account, thereby maximising the use of space which translates into more value for your ‘buck’.
